This is so weird. Friday I was out several times. The last time I came down the road towards the house was about 4:30 after having picked Addie up. Last night we went out to eat with Jeremy and Angie. They picked us up and brought us home. As we got to within about 40 feet of our road, there’s a brand new sign that says “Impassable During High Water”. WHAT? We live on the corner right where the road goes down.
I said “Did y’all see that sign? Where did that come from?” Vince said “Jeremy took it down when he was trying to sell the house.” Jeremy said “Yes, they made me put it back up!” We laughed but really, it’s kinda not funny. Jeremy said they moved into the house in June, 2003 and they’ve never seen water on that road. Of course, I was worried about it and kept asking Vince “Could it ever flood here?” He said “No! Look how much higher our house is than the houses around us.” Looks about the same to me but you have to admit . . seeing that sign almost in your front yard is a bit unnerving.
I’m thinking . . should we get sandbags and keep them just in case? Should we build a big earthen dam around the house. And I’m wondering . . did that sign get up up after 4:30 on Friday afternoon or on Saturday? Vince was with me several times when we went out Friday. Wait . . we all went to the Farmers’ Market on Saturday. Addie and I went out around noon to get a Blizzard at DQ. That sign was not there until we saw it last night. It’s big and it’s BRIGHT yellow. I would have noticed that sign. Heck, I noticed it last night in the dark!
Weird . . the whole thing is weird.

I would be checking on that first thing Monday morning. Wichita Falls TX was noted for its tornado and for flooding in many different parts of town. Looking for houses, we found realtors closed-mouth on issues of flooding, but it was obvious in some areas that repairs had been done 2 feet up on the outer brickwork. We chose very carefully when we bought, being sure to face north and south, and that the street had never flooded. The city did some major flood abatement while we lived there and so flooding issues improved a great deal. I’d rather not buy in an area that collects storm water, but being prepared or forewarned is crucial. I’d want to know what warranted that sign placement. It could be an error. I’m sure your previous owners were straightforward so an error is possible.

No need checking it out. First, we already own the house but second, we checked all that out before buying the house. This area does not flood, never has flooded.

I’d be concerned about it enough to check. There are 100 year flood plain maps available online, ours were free to view. We googled flood plain maps four our county, then our city, etc til we found our area. You may have to look for GIS maps. You can zoom in to your house, neighborhood etc. Fascinating, and we learned a lot of historical information about our area. Should put your mind to rest. Happy Sunday!

We checked all that out before we bought the house. We’re nowhere close to a flood plain. There are roads that have low spots that will flood in a super heavy rain but ours hasn’t in 20+ years. The road crosses a ravine a little ways past our house so it may be that . . just weird.

I would be very concerned, too. I would check with the proper (once I found out who the proper authorities are) authorities to find the facts. Please let us know what you find out if you pursue the issue.

We’ve already checked before buying the house and we’re not in a flood plain. It may be that hte road does flood a little past our road where the road goes over a deep ravine.

And just because a sign might say not in a flood plain does not mean it will not flood. People down about 4 miles from us bought land that has always flooded with such a sign. I have wanted to tell them if the highway dept. builds a new longer 25 foot higher bridge than the old one it might be a sign there is flooding there. I am hoping for you that the sign was planted in the wrong place. I think it is curious it was planted on a Saturday.

We aren’t in a flood plain. I’m not saying the water would NEVER get to our house but 2/3rd of the town would be under water before we flooded. We checked all that out before buying the house.There are low spots in quite a few roads around here that will flood from time to time but water still doesn’t go into the houses but no one around here has ever seen the road be unpassable in this area. It’s just weird – especially the Saturday thing.

If you ever DO see water on the road, unlikely as it may be, please don’t try to cross it! There are always cars trapped or even washed away whenever there is any flooding. I seem to recall a car could be swept away by just a few inches of water.

It is probably like a lot of Texas roads that say watch for high water during rain. Or something to that effect.
